A tankless water heater heats water only when you need it, so you never run out of hot water and you do not pay to keep a tank hot all day. Tankless units typically last 20 years or more with proper maintenance, compared with about 8 to 12 years for a tank, and they free up floor space in a utility room or basement.
The upfront cost is higher, so tankless makes the most sense for households that use a lot of hot water, plan to stay in the home for years, or want to reclaim space.
Tankless units are sized by flow rate and temperature rise. We add up the fixtures you might run at the same time, such as two showers and a dishwasher, then account for the cold incoming water temperature in Colorado winters. A unit that is too small will deliver lukewarm water when demand peaks, so careful sizing is the most important step.
Many homes need a few upgrades for a gas tankless unit:
We check all of this during the estimate so there are no surprises on installation day.
Yes. Above about 5,000 feet, gas appliances lose some output because the air holds less oxygen. Most of Douglas County sits between 5,500 and 6,500 feet, so we choose models rated for high altitude and set them up according to the manufacturer altitude instructions. That keeps the unit burning cleanly and delivering the hot water it was sized for.
Plan on descaling the heat exchanger about once a year by circulating a cleaning solution through the unit, and cleaning the inlet water filter at the same time. In homes with very hard water, a softener or scale prevention filter reduces how often descaling is needed. We install isolation valves with every tankless unit so maintenance is quick and simple.
